They had a cli- ent who was well qualified but had made 4 offers on homes but continued to have their offers declined. The lender they were working with was requiring 45 days to close on a Jumbo loan and could not have an appraisal report back for over 2 weeks due to the historic volume the mortgage industry has been seeing. They wanted to know if there were any other options to help these clients purchase their dream home and make a more competitive offer on the next property they see. SOLUTION: After working with their client we were able to complete their full application and we were also able to have their loan fully underwritten and approved prior to being in contract on a home. This removed the most time consuming part of the mortgage process and also allowed the clients to waive their loan contingency on their offer. When they found the perfect home our clients were able to write a competitive offer with a 21 day close and no loan contingency. It turned out there were 3 other offers on this property at very similar prices but the sellers selected our client's offer because of the more favorable closing terms.
