His friend was being told that he would need to put anywhere from 25% to 35% down. He had the funds available but with interest rates at all-time lows and some other investments he had on the horizon he wanted to remain as liquid as possible. He wasn't sure if there were any alternatives since all of the Big Banks had given him the same information. SOLUTION: After speaking with our clients friend and getting a sense of his financial picture, as well as his goals with the new purchase and other investments we were able to find a solution that met his needs. He was able to purchase a $6,250,000 home with 20% down and secure a $5,000,000 mortgage with an interest rate under 3% on a 30 year fixed with no points. The loan also offered him the ability at a later date to make a large payment towards the principal and then recast the loan. This will allow him to reduce the monthly pay- ment after the large pay down of principal without impacting any of his other loan terms.
