CHALLENGE: One of our clients has been looking at homes for over a year but with inventory being at all-time lows, and their very specific
needs they have not found anything that would work for them. Last month the perfect home came on the market but with home prices and
interest rates both being higher than a year ago their new payment was going to be about $800 more than they had hoped for.
SOLUTION: We were able to utilize a 30 Year Fixed Interest Only Loan at 3.375% (3.538% APR) to offset the increase in the purchase
price as well as the higher interest rates in 2021. This gave our clients the stability of the fixed rate for all 30 years but the flexibility
during the first 10 years to make the lower interest only payment. This also provided the comfort that they could pay principle any
time. This met our cli ents monthly budget concerns but also allowed them to close on their dream home that took over a year to find.
