They were well qualified buyers, with good credit, income and they were planning on putting 30% down. However they had offered on 4 different homes and lost to either cash buyers or other buyers who decided to offer well over the asking price. SOLUTION: We explained our process and how being a mortgage planning practice is different from a traditional lender. We explained how we fully underwrite our clients loan files prior to even issuing a pre-approval letter and how during our planning meeting we not only discuss different loan strategies, we also discuss what going over the asking price would look like should there be multiple offers. In this market we want our clients to not just be pre-approved we want them to have a full home buying game plan ready. When the right home comes to market we can implement our game plan not just make an offer. By following our game plan our clients were able to write an offer over asking price, with no loan or appraisal contingency and offer the sellers a 17 day close. They had their offer accepted over an all cash offer and 2 other clients who wrote their offers using the standard terms.
