"You don't know where the inside ends and the outside begins," Austin says of the pavilion's design, where spaces for gathering and dining are surrounded by ocean and garden views. "The walls just disappear and it's such a great, open floorplan." The pavilion has 2 bedrooms and 3.5 bath- rooms, so it's ideal for housing guests or family. "The guest suite in the pavilion is almost as nice as the primary suite in the main house," remarks Austin. "You can have long-term guests and it won't impede your lifestyle." Alternately, you can tuck away in the office for uninter- rupted work sessions, or utilize the pavilion as a separate wellness center, complete with a gym and plenty of spaces for meditation and move- ment—enhanced when glass slides open to let in invigorat- ing gusts of ocean air and new perspectives on the vivid green- on-blue landscape. When you enter the gated property, you're in a world of your own. "It's an entertain- ment dream house," says Austin. "You have a really big entertainment area and you have your cozy home in the main structure that never feels overwhelming." It's also an instantly serene retreat, where you can work and rest amid a manicured green landscape and glittering ocean scenes. "There's not a better house in Palos Verdes, hands down," she says. You'll start to feel good even before you arrive, since the area is one of broad, peace- ful streets and regal palm trees. "You're living the epitome of the Southern California dream," Austin says of the location. A place where a short walk or jog brings you to scenic hikes along the bluffs, or a sunny table at the local cafe. Lunada Bay market is only a half a mile away, and there are several award-winning schools within a mile or two from the residence. Living here, the only quandary would be finding a vacation destination that could rival this in terms of its paradise-like ease and glori- ous ocean views—always unobstructed due to being poised on the most Western point in the South Bay. Then there's the home, pavil- ion and grounds, all designed to enhance the main event—this glorious blufftop setting. It would be tough, agrees Auston. "In my opinion, there's really not really a better place in South- ern California," she says, adding with a laugh, "There's no resort that's going to beat this home."
