Q1 2025:
Local Collaborative Hermosa opened
its doors in 2021. We were fortunate
to have Marlin Equity Partners lease
the entire space. Thereafter we held
a grand opening to the public in June
2023. All offices have been leased
and the project is now ready for
expansion plans to commence. Our
goal is to achieve complete build out
by Q2 2025, maximizing returns for
investors.

70% of the work for the expansion
was already completed during the
first phase of construction, including
the structure and footing for phase
two, providing ample support for
expansion live load requirements. We
have been working closely with the
planning department, with the intent
to concurrently submit for plan check
whilst gaining approval from City
Counci
l, saving us a valuable time in
the schedule.
$3.6M has been spent to date for
the purpose of getting the
project ready for operations and
expansion. The expansion
budget is $1.6M. The last
$200,000 offered for investment
will support permit approval and
will activate a $1,000,000
construction loan for expansion.
