A Coastal Modern Masterpiece In North Hermosa With A Premier Walk-street Location And Ocean Views Makes For Ultraluxe Living By The Beach
A North Hermosa showpiece commanding a north corner lot, 41 21st Street is pedigreed property—a completely custom, high-design home with 90-feet of walk-street frontage that capitalizes on its southwest-facing orientation with sublime ocean views.
Designed by Michael Eserts, with interiors by Lisa Oberst, the 5,003-square-foot custom residence with 5 bedrooms and 6.5 baths across three levels, plus another 2,000 square feet of immaculate grounds, was built in 2018 by renowned builder Fritz Marohn, but presents as fresh off the block.
“This house is literally one of one,” says Nick Schneider, who is representing the property with Mary Bracewell, both of the top-producing team Schneider Properties at Compass. “It’s a modern masterpiece.”

While there are many beautiful homes in the South Bay, “not all have an A-plus location,” notes Nick Schneider, who grew up in the same neighborhood.
“This house has it all, including an A-plus-plus location.”
The sand and the Strand are mere steps away, and just north is the coveted 22nd Street corridor with area staples like Martha’s, The Bottle Inn and Green Store run by local fave Lana.
As for the house itself, “It stops you in your tracks,” Mary Bracewell says. “It has every quality you can imagine.”

From the curb, the sculptural modern façade is a statement, defined by long, lithe lines, sharp edges, and a pared-back material palette in sympathy with the explicitly Southern California landscape.
Brace yourself for the mid-level entrance, which opens to a soaring, skylighted double-height foyer with an almost operatic sense of awe, leaving one dazzled to the point of breathlessness by the custom chandelier with delicate glass orbs by Bocci that cascade down at different lengths like gently falling raindrops. The effect is reinforced by an interior lavished in diamond-bright glass.
“Everything in this house has a story, and almost all of it custom,” says designer Lisa Oberst, noting the considerable investment made in the top-quality fixtures, finishes, and furnishings throughout.

This includes Otiima door systems and automatic Conrad shades, marble and Quartzite, Ann Sacks tiles, limestone and oak flooring, and solid bronze hardware (including artistic door pulls inspired by fallen tree branches that tip the scales at 65 pounds apiece).
Every space is a showcase, from the mid-level entry to the living room, family room, and kitchen, as well as a sleek floating staircase. The eye is immediately drawn to another stupendous chandelier, this one by John Pomp, anchoring the connoisseur’s kitchen, finished in Quartzite countertops and an Artistic Tile backsplash, with custom cabinetry by Randy Landis, designer appliances, a conspicuous kitchen island and an adjacent dining table with custom chairs by Bright. The space opens to the ocean-view deck for effortless indoor/outdoor living with custom-cut limestone flooring the binding motif between spaces.
Equally seamless in its design and detail, the living room is a prelude to the warm and inviting family room just beyond. Pristine glass pendants finish the space.

“Wherever we could get an ocean view, we did,” says Lisa Oberst, pointing to the plum corner spot in the space with a sightline to the glistening Pacific.
Upstairs, the modern primary is poised and polished, fixed with custom built-in closets and a bed with a built-in base and headboard, backdropped by an artistic, patterned wallpaper. The primary bath, meanwhile, is a spa-inspired beauty, done up in marble and a mosaic tile by Ann Sacks, polished chrome fixtures with a mother-of-pearl inlay by Kallista, and architectural glass sconces by Magna. Both the shower and the corner soaking tub with illuminated, prism-like glass pendants above have ocean views.
Sharing the upper level is an elaborately glassed art room (or easily transformed flex space) and, as a worthy companion, an exceptionally well-styled office space with a spherical chandelier that helps illuminate a ravishing watery view.

The lower level, which includes a bunk room with four queen-sized bunk beds and a smashing Artistic Tile bath, introduces a keyed space with cabinets, a pebble ice machine, a beverage fridge, and an entertaining area that can be closed off for future use as private quarters.
Currently a wellness space, it opens to the fabulous patio with custom-cut limestone and a 20-person fire pit. A barbecue, hidden behind one of the two commercial-grade roll-up door storage areas, opens to the outdoor dining island. There are multiple towel racks, an outdoor shower, and a beach shower room with a sauna, as well.
Rob Jones designed the landscape—a lush refuge of greenery, interspersed with stone pavers and pleasure gardens, complete with a contemporary water feature and custom-made electric luminaries that put the whole show in its best light.

“You’ve never stood on a patio like this one,” Nick Schneider promises. “It’s like a museum garden looking out at the ocean.”
Behind it all are state-of-the-art systems, including Savant and Lutron technology, with water filtration, security cameras and more, plus a two-stop elevator, a dual washer/dryer room on the basement level, and an additional washer/dryer on the upper bedroom level.
41 21st Street hums to an exclusive rhythm known only to those lucky enough to call this location home.
“Growing up in this area was heaven on earth,” Nick Schneider says, “and that’s exactly what this property is.”
