Back in 2017, Douglas Elliman agents Ernie Carswell and Christopher Pickett set two high-price sales records at just under $20 million that helped put upper Bel-Air on the luxury real estate map. Fast-forward to today, and the pair are now teaming up with Rodeo Realty’s Jordana Leigh to market brand-new turnkey real estate designed by High End Homes (HEH) in collaboration with Von Studnitz Architects.

On the block for $12.5 million, it offers all of the requisite credentials for which the area’s coveted estates are known—including jaw-dropping city, mountain and ocean vistas; walls of glass that open to provide a seamless indoor-outdoor living and a serene environment away from the hustle and bustle of the city. 

“Moreover, buyers who purchase luxury estates in upper Bel-Air are also keenly aware of the neighborhood’s value,” says Carswell. “These turnkey estates offer views that rival anything in the Sunset Strip, and yet can be purchased at $1,500 per square foot rather than $2,000-plus per square foot, which is common for view homes in Doheny Estates, the Bird Streets and Trousdale.”

Of particular note, says Pickett: western red cedar siding and vertical fins for a touch of retro ambiance juxtaposed with contemporary surfaces, natural white oak flooring, and modern light fixtures.

“In addition, I think it was a bold choice to offer terrazzo tiles in the upstairs guest bath suites and merge the terrazzo with tile or stone,” he says. “There’s also an enormous solid pivot door that conceals the home’s epic views. Once your guest swings the door open, however, an entire mountain range, Hollywood landmarks, and some of the most expensive real estate in the world are revealed.” 

Yet other wow-factor features include a gourmet kitchen outfitted with soapstone and Italian marble countertops, and high-end Miele and Wolf appliances, along with a master retreat boasting walls clad in imported fabric, a movie theater, gym, and Control4 smart-home system. Outdoors, meanwhile, the expansive grounds are highlighted by a massive 50-foot infinity pool and dotted with an olive grove, French lavender, and Tuscan rosemary.
